You’ll need: •Nota Simple – legal property record •Escritura – title deed •Utility bills & Basura receipt (waste collection) •IBI receipt – local property tax •Community fee statement •Energy certificate •Passport/ID and NIE (tax number) We also review running costs, maintenance history, and potential tax implications to make sure everything is ready for launch.

Phase 2 – Exposure

Listings & Portals
Once the visuals and marketing materials are ready, we list your property on the OLP Group website and leading real estate platforms including Idealista, Resales, Inmobalia, and James Edition. This guarantees international visibility and access to high-intent buyers.

Digital Promotion
We leverage our strong digital presence across Instagram, Facebook, LinkedIn, and YouTube. Each platform plays a key role — Instagram highlights design and lifestyle, LinkedIn connects with investors and professionals, Facebook reaches a broad audience, and YouTube showcases immersive property tours.

Open Houses & Events
To generate momentum, we host exclusive open-house events for a curated list of top agents and clients along the coast. These gatherings are designed to create lasting impressions and position your property as a standout option. For select listings, we organize smaller, private viewings to ensure a more personalized approach.

Newsletter Campaigns

Phase 3 – Viewings & Review

Private Viewings
After the initial open house, we schedule individual viewings for qualified buyers. This two-step approach builds excitement and exclusivity, ensuring that each visit is meaningful and tailored to genuine prospects.

Market Review & Adjustments
After around three months, our sales team analyses buyer feedback and viewing data. If results suggest refinements are needed, we’ll meet with you to discuss updates — whether adjusting the price, enhancing presentation, or expanding visibility. Our goal is to remain proactive and flexible until the right offer arrives.

Phase 4 – The Sale

As offers begin to arrive, your dedicated agent will guide you through negotiations and keep you informed at every stage. You decide whether to accept, counter, or decline.

Once an offer is agreed, the buyer pays a reservation fee (typically 1%), taking the property off the market while legal checks are completed. After due diligence, both parties sign the private purchase contract and the buyer transfers 10% of the agreed price, minus the reservation amount.

On completion day, the remaining 90% is paid at the notary’s office, where the sale is finalized and keys are handed over. Our team ensures all documentation, taxes, and outstanding payments are settled for a smooth and successful closing.
