Nueva Andalucía is Marbella’s biggest and one of its most prestigious residential zones, home to more than 20,000 residents across over 10 km². Blending sophistication with Andalusian charm, the area offers a modern yet authentic lifestyle surrounded by greenery, open streets, and beautifully designed infrastructure.
Despite its calm and elegant atmosphere, Nueva Andalucía is vibrant and just minutes from hotspots like Puerto Banús and central Marbella. Its balance of serenity, convenience, and luxury has made it one of the most in-demand areas on the Costa del Sol.
Everything you could need is close by — fine-dining restaurants, stylish cafés, exclusive shops, modern fitness centres, schools, medical clinics, and supermarkets. Safety, international schooling, and proximity to beaches attract both families and cosmopolitan buyers alike.
For golf lovers, this district is paradise: Las Brisas, Aloha, and Los Naranjos golf clubs are world-renowned, with scenic fairways framed by mountain and sea views.

A Brief History
Nueva Andalucía was envisioned in the 1960s by José Banús, a Madrid developer best known for creating Puerto Banús. His bold idea was to design an exclusive marina and residential community where Europe’s elite could live, socialise, dine, and enjoy life by the sea.
Inspired by the success of the Marbella Club Hotel, Banús collaborated with architects Noldi Schreck and Marcos Sáinz — who drew from both Andalusian village design and international influences like Acapulco and Beverly Hills.
When Puerto Banús opened in 1970, it was a glittering affair attended by global icons such as Prince Rainier and Princess Grace of Monaco, Hugh Hefner, and Julio Iglesias. The development quickly became synonymous with luxury, selling out its most prestigious properties almost instantly.
Nueva Andalucía grew alongside it, with Banús building apartments, villas, and townhouses for both buyers and workers — even establishing a school and church in La Campana.
Neighbourhood Layout
Nueva Andalucía is broadly divided into two main areas:
Western Nueva Andalucía
Peaceful, elevated, and surrounded by nature, this area is ideal for a relaxed lifestyle. Aldea Blanca and La Campana offer a lively local community, while La Cerquilla stands out for its gated luxury villas and privacy. Nearby, La Quinta Golf blends beautiful scenery with high-end homes and a prestigious golf course.
Eastern Nueva Andalucía
This side of the district is defined by glamour and proximity to the Golden Mile. It features contemporary villas, exclusive apartments, and Marbella’s most renowned golf clubs — Las Brisas, Los Naranjos, and Aloha. The sub-areas, or Supermanzanas, each have distinct property styles, from golf-front residences to sleek modern villas.
Property and Architecture
With more than 5,000 homes, Nueva Andalucía offers something for every preference — from hillside villas with panoramic views to modern apartments in secure communities.
Architecturally, the district blends classic Andalusian style — whitewashed facades, terracotta roofs, and courtyards — with contemporary minimalist design. Many traditional properties have been updated to meet today’s luxury standards, while newly built homes feature smart-home technology, floor-to-ceiling glass, and Scandinavian-inspired interiors.
Whether you’re looking for a golf-side villa, a penthouse near Puerto Banús, or a family townhouse in a quiet enclave, there’s an exceptional variety of properties available.
Community and Lifestyle
By 2025, nearly one-third of Marbella’s population consists of international residents — representing over 150 nationalities. Nueva Andalucía hosts the highest concentration of foreign homeowners in the city: about 82% of its official residents are non-Spanish.
English, Spanish, and Swedish are the most common languages spoken, and the British and Scandinavian communities are particularly active here. The cosmopolitan mix contributes to the area’s welcoming, global atmosphere.
